Villa Le Pernici is located within the I Giardini d\u2019Aldia estate, in the municipality of San Teodoro. It is an extraordinary village composed solely of detached villas, built on an area of approximately 32 hectares bordering the Lu Impostu lagoon, one of the most beautiful beaches on the northeastern coast of Sardinia. The villa is built in three sections, the main one being on a single level (ground floor), while the other two are on two levels (ground floor and first floor). Access to the property, both pedestrian and vehicular, is through a corten gate, which opens onto a short driveway of about 50 meters leading to the house, made of granite slabs laid on English lawn.<\/div>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t\t\t<\/div>\n\t\t\t<\/div>\n\t\t<\/div>\n\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t

Indoor environments<\/div>

Access to the main body of the house, entirely on the ground floor, is through a large sliding door that opens onto a covered patio located at the back of the villa. The patio separates the living area from the sleeping area and is furnished with wicker sofas and armchairs with white cushions, which, along with the equally white curtains decorating the veranda, bring brightness to the space. To the left of the patio, facing the sea, you enter the living room, which is large, spacious, and offers views of Lu Impostu beach and Tavolara island. The living room is also finely furnished with fabric sofas and armchairs, strictly white and enhanced by turquoise upholstered cushions. To the left of the living room, through a brick arch and looking towards the garden and the distant sea, you enter the dining room, furnished with a square wooden table, which can seat 8 people during convivial gatherings on as many upholstered chairs, and a wooden console. The dining room, like the living room, also has a sliding glass door made of wood that allows access to the veranda and the garden.<\/p>

Behind the living room is the kitchen, which is large enough to eat in and equipped with all the necessary appliances for meal preparation, washing, and storing dishes.<\/p>

To the right of the covered patio, you access the sleeping area of the main body, consisting of a double bedroom and a large bathroom, located at the rear of the building. The bedroom is composed of a wooden canopy double bed, which perfectly matches the parquet flooring and the console as well as the mirror, also made of wood.<\/p>

In the back of the villa, separated by a large open courtyard with granite paving, we find the other two buildings. The first of these comprises, on the first floor, two double bedrooms, two en-suite bathrooms, and a terrace with a sea view. On the ground floor, it contains two other bedrooms, one double and one twin, as well as two bathrooms.<\/p>

Walking a few meters back from the second factory building towards the property entrance, you'll find the third factory building, also arranged on two levels. On the ground floor, there is a double bedroom with an en-suite bathroom, while on the first floor, the bedroom is a twin with two single beds, also with its en-suite bathroom.<\/p><\/div>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t\t\t<\/div>\n\t\t\t<\/div>\n\t\t<\/div>\n\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t

Villa Le Pernici was built in 2008 and undergoes rigorous maintenance in all aspects every year, making it appear as if it were recently built.<\/p>

It is located within a park of approximately 6,000 sq m, entirely covered by English lawn and typical Mediterranean scrub plants, such as strawberry trees and myrtle, for example.<\/p>

From the corten entrance gate, a pathway with granite slabs bordered by English lawn leads to the villa's patio, paved with stone. The architectural style is reminiscent of the Gallurese stazzo, revisited in some of its main aspects, but with the clear intention of recalling its essential characteristics, such as the gable roof and the granite cladding of the perimeter walls. What sets the villa apart from the Gallurese stazzo are the large sliding glass doors, which bring light and brightness to the interiors, and, of course, the size of the rooms, much more spacious than a typical Gallurese stazzo, designed to meet the needs of guests. The verandas are large and welcoming, all adorned with outdoor sofas and armchairs with light-colored cushions and white curtains, which have the dual function of shielding those on the veranda from the sun during the hottest hours and furnishing the veranda at the same time. In the main veranda, there is a large wooden table, capable of comfortably seating 12 people for convivial moments, with a view of the sea and Tavolara Island.<\/p>

The rectangular swimming pool is located in the center of the lot, facing the veranda of the main building, from which it is less than 20 meters away. The solarium surrounding the pool is paved with Giallo San Giacomo granite tiles. In addition to sun loungers, there is also a raised wooden lounge area with white cushions and a central wooden coffee table.<\/p>
